The Summer 2021 Allen Matkins/UCLA Anderson Forecast California Commercial Real Estate Survey shows that Californians have a palpable urge to return to normal, as expectations for the next three years among Survey respondents are decidedly less pessimistic than in the last Survey. Although both office and retail development plans have been cut back, panelists predict that the current pessimistic cycles for both sectors have hit their respective bottoms and that those markets will soon turn due to increasing demand. Meanwhile, multi-family housing and industrial space remain in the growth portion of their business cycles. The biannual Survey polls a panel of California real estate professionals to project a three-year-ahead outlook for California’s commercial real estate industry and forecast potential opportunities and challenges affecting the office, multi-family, retail, and industrial sectors.

We are lucky to get a tour of the stunning Zaha Hadid & Related building at 520 W. 28th street by the developer himself, Greg Gushee. Greg shares his passion project within this incredible building known as Sandbox by Related. D.J. is well known in the VR/AR industry as the Organizer of NYVR Meetup group amongst the many things he does for the NYC ARVR community. He walks us through the latest and greatest applications of mixed reality and where it intersects with the built world. Although, we could not talk virtual reality without a visit to VR World located right across the street from the Empire State Building. We meet up with VR World Founder, Leo Tsimmer to understand what this retail space is all about. But the story was not so great regarding investment sales and capital markets as, not surprisingly, velocity has slowed since interest rates have spiked and now with SVB and First Republic going under, though certain types of retail properties and situations are still closing. According to the CDC, 60% of Californians are now fully vaccinated. So that’s a big factor in shoppers returning to stores. Costar recently released a report recapping retail activity in the third quarter of this year. Total retail sales, excluding eCommerce, are now 15% higher than pre-pandemic levels. Logically, the strongest shifts were in categories that were most affected by the pandemic, such as clothing, gasoline, and restaurants. According to Placer.ai, a company that measures foot traffic based on anonymous cell phone data, In June and July, foot traffic to fitness centers nationwide was down by only about 3% compared to 2019 data. In August, the gap increased to -4.8% because of increasing cases of Delta variant.
